Buy a Fender. Used MIM Fender guitars can be purchased used on craigslist for cheap. Just make sure to take photos and write down the serial number to make sure its all legit before you buy.
Dumping a bunch of cash into mods on a squire is like remodeling a house in a crappy neighborhood; Its nicer to live in, but you will never get a return on your investment if you put it on the market.

I just picked up a Classic Player MIM Strat for $300. Really good deals can be found!
